Burnaby is three kinds of housing at once — postwar houses on flat lots, townhouse and duplex complexes with a strata to answer to, and hillside properties where the back yard is a deck on posts. What we build changes completely between them, and the first conversation is usually about which one you have.

Strata sign-off comes first
A large share of Burnaby homes sit inside a strata, and approval is needed before anything is ordered rather than after. We supply the drawings, product data and finish details your council will ask for, and we would rather hand those over early than have a build sit waiting.

Neighbours are close
On a standard Burnaby lot the next house is not far away, and a cover on its own does not fix being overlooked. Privacy screens and motorized side screens are as much a part of these projects as the roof is — usable space here usually means enclosed on at least one side.

Deck first, cover second
On the hillsides — Capitol Hill, Burnaby Mountain, the slopes down to Deer Lake — the yard is often a raised deck. That structure has to be sound before anything is built over it, so we check what is under your feet before quoting what goes over your head.

Keeping the room behind it bright
A solid roof over a patio that sits right against the back of the house will darken the kitchen behind it. Where that is a risk we use glass or polycarbonate, or a combination, so the covered space gains a roof without the room losing its daylight.
