New Westminster is the oldest housing stock we work on, and it shows up in every measurement. Character homes on narrow, steeply sloping lots, rear yards that are small and often a storey below the back door, and rooflines that were never built to have anything attached to them.

Rooflines that are not straight

A century-old house rarely offers a clean, level fascia to fix to, and what is behind the trim is not always what the drawings suggest. We open up what we need to, measure what is actually there, and design to that rather than to an assumption.

Small yards, careful spans

Lots here are narrow and the usable outdoor space is often only a few metres deep. Aluminum lets a cover span that width on posts at the edges, which is the difference between a covered patio you can put a table on and one you have to walk around.

Freestanding when attaching is wrong

Sometimes the honest answer is not to touch the house. Where the structure behind the fascia will not carry a load, or where the heritage character of the elevation matters, a freestanding cover gives the same dry space and leaves the building alone.

Heritage and hillside paperwork

New Westminster has heritage-conscious streets and a lot of steep ground, and both can affect what is approved. We tell you what your address involves at the quoting stage rather than after the materials have arrived.

Do you work on older and heritage homes?

Frequently — it is much of what New Westminster is. The difference is that we measure and open up on site before designing, because the roofline and the structure behind it are rarely what you would predict from the outside.
Usually, but it comes down to what is behind the fascia. Where attaching is not sound, or where the elevation should not be altered, a freestanding structure gives you the same covered space without touching the house.
Often it is the small yards that gain the most, because covering them turns the only outdoor space you have into one that works year round. A clear span on edge posts keeps the floor area usable.
Yes. A good deal of New Westminster slopes, and covers over raised decks and stepped patios are routine for us. The existing structure gets checked first, since it is what the new one will stand on.
